Calculation method

Amortize the loan, then test cash-flow coverage.

The payment uses fixed-rate monthly amortization on the loan plus financed fees. Deducted fees reduce cash received but not principal. DSCR divides monthly net operating income by existing debt service plus the modeled payment. Maximum principal reverse-solves the payment capacity at the same rate and term. This is a planning estimate—not a lending offer—and excludes taxes, variable rates, balloon payments, covenants, collateral, prepayment charges, and lender underwriting.
